Boiler Flame Loss
Boiler reports flame loss and we lose heat. Happened several times. At first assumed someone shut it off but reviewing the boiler’s messages it is generating a fault F.380

20260512: Went to active doors to acquire 8 hinges and 2 strike plates
- 8 door hinges missing pins
- some hinges missing screws
- front door missing top and bottom strike plate for the flush bolt.
- primary suite boiler room has a strike plate screwed into the top of the door as to not lose it. The screws used here were probably pillaged from a couple of hinges that were missing screws.

Confirm if water line is leaking
Trying to track down source of water accumulating in storm well. One possibility could be from incoming water line leaking. To confirm this, we can shut the water line running into the property and see if there’s a difference in the amount of accumulation in the storm well. In order to do this we will also need to look into the following:
- Can the house be heated without the water line
- When water line is turned off and back on, how to bleed the lines of any air that was introduced when line was cut.
Family Room Fireplace Removable Countertop
Do not glue countertop to cabinet. Counter top should be removable with alignment blocks to prevent it from sliding around. This allows us to get access to the back of the fireplace to run the necessary power and home theatre equipment.

Fence on back tipped over due to high winds. It collapsed into the property so I believe the alley way is not blocked but the fence’s feet are now upright which may pose a hazard for pedestrians.

Option 1: metering from electrical panel
Previously purchased a TUYA ZigBee Smart Circuit Breaker Power Metering 1P 63A before realizing that the pump is one a “Two SingleโPole” breaker switch. The metering device needs to be hooked onto the same circuit as one of the poles (but not replace it). This will require electrican’s help.
Option 2: metering from pump panel with use of clamps
wires are very clustered togther. Uncertain if this poses a problem.
Notification
Graphana would get steady interval payload of the load status. Trigger notification when payloads are absent after X minutes. Trigger notification when no load has occurred after Y hours. Email notifications to multiple recipients (not self hosted email servers). Look into possibilty of marking them as urgent.

Method 1: Curtains shingled
Shingle the curtains towards the projector screen, have light strips aimed towards the projector screen hidden behind the singled curtains.
Curtain dimensions. 7'11" x 5'3"
3 posters singled to 14’ with 10" overlap. The overlap will probably be less when the curtains can’t stretch to max. Generously guessing the overlap might be 5" which is still. going to lead to posters looking truncated.
Curtains as cover to sound panel with background lighting
ratio 2x3. Assuming we desire 4ft width so it can be potentially reused by the master washroom we have 6ft height or 122 cm ร 183 cm or 48 in ร 72 in
Method 2: sound panels
Previously aquired hexagonal sound panels but the material flakes off. Not ideal to breath in bits of material. This brings up a concern over VoC of materials used in construction.

Bedroom Warmer and Noisier
20251212: Plumber confirmed water lines here run to the west wing. If west wing needs more radiant heat, it will cause an increase and noise and tempurature here.
The primary suite north west bedroom is warmer and noisier than the rest of the house. I believe the water pipes in the closet is the source of the problem. Will extra insulation help remedy this problem? Do we need special insulation that is rated to handle moisture like the ones used along the exterior walls with water pipes running through them.

โ Pump Alarm Repeating
20251212: Plumber resolved the issue. Replaced floater, pump 1 was jammed and cleaned twice. Wiring was messed up according to plumber it is fault of electrician. After all that was sorted the pump is now behaving as expected. Alternates between pump1 and pump2 when activation float triggers. Have not verified if the lag float is working as the work took till 6-7pm and everyone wanted to call it a day. Also need to verify if wiring hub is covered because junior tech dropped the cover and I wasn’t present to see if picked it up from the bottom of the well. Marking issue as resolved but with @todo to look for wiring cover.
Here is an example of the pump alarm going off twice in one hour. This is a clip from today which is not raining but had rained yesterday.

Based on above breakdown of what’s happening on the video and the pump’s manual I believe pump1 is broken or absent. This is forcing the second pump (in the manual designated as LAG) to be used. Manual shows a 4 floater setup but I believe we have only setup 3. so the ALARM and pump2 is both being activated when the LAG floater activates.
Investigate pump1
Confirm if it is broken. The Lag pump should pump water out to the yard to avoid overflowing the secondary well.
Investigate why well is filling up every half hour on a non rainy day
- Is water coming back in from the second well. (it is shallow and cannot hold as much as what is being pumped into it)
- Is water draining to the city at minimum flow rate. Can we Increase the flow rate.
Backup power supply
At the rate the well is filling a backup power is needed. Alarm will not sound when there’s no power. Also look into an utility pump and/or manual pump.

Circuit Breaker Tripping
20251220: Breaker #8 is tripping again. Appliance tech was installing main kitchen fan and could not get the fan running due to electrical wiring issue that requires electrician to followup. He believes the breaker #8 is the one that powers the fan.
20251212: Breaker #8 is no longer tripping. Uncertain if this has to do with the plumber’s complaint about the wiring problem and/or appliance technicians sorting out the power for the appliances they have installed so far.

Cable Modem Placement
Cable modem will be placed on upper cabinet.
- Need power cable run to that cabinet. Either extension cord with holes in cabinet or install outlet.

โ Hidden Door not Aligned
20260307: Cabinet installers went ahead with the quick solution to use long screws to secure the hinges. The door will likely not withstand abuse since it relies on the current wood frame to keep the hinge in place. Over time the wood will get compressed and hinge may wiggle. the screws will end up wiggling loose. I suppose the empty space around the hinge could be filled with something but that may make replacing the doorframe in the future harder. The upper hinge screw is significantly angled downwards, this might be for the better since it will less likely wiggle out. Marking issue as resolved.

20151212: Cabinet installers assembed cabinet but not the feature wall. Looks like the feature wall will not stretch all the way down to the floor it will just run to the top of the cabinets. It is important for the door hinge to be secure to bear the weight of the feature wall. Will also look into to padding to make sure the door remains snug to the fame to ensure no sagging happens.
Cabinet company will be installing feature wall tentatively next week. Need to have someone fix the door so it is aligned. The door is currently sagging down on one side and will pose a problem with concealing the door when the feature wall is installed. The top hinge is sticking out. Before the door frame was installed I had noticed the door hinge wasn’t given enough space from the wall. Not enough gap was chiseled out of the wall to permit this door to be placed properly as a result the hinge is shifted outward. Not even certain if the wooden door frame is strong enough to keep the door aligned since the pressure has caused the threading around the hinge to become loose. worst case scenario is to secure the hinge with longer screws that will reach as far as the wall to keep it in place.
Door frame on family side also needs to be removed to permit the feature wall to be installed. Door frame on west side is fine as is.
@todo determine if weight of feature wall (on the door) will pose a problem. Possibly install wheels or rollers at bottom of door.
@todo not sure if door company will come back and install hardware to help open these hidden doors. Ikea has cabinet push opener UTRUSTA 9.99/2pk but maybe need to look into designing a secret button or lever that will push the door open with more force.

Remove Door Frames
20251212: Family room door frame removed by cabinet installers.
Door frames needs to be removed from 2 hidden doors:
Family room. A feature wall will cover the east side of the wall. Leave the door frame alone on the west side.- Theatre room. There will be sound panels that will be installed concealing this door. The door frame on the east side needs to be removed. The baseboard extended and added to bottom of the door to help conceal it. There will probably be a gap to allow the door to swing open 90 degrees. Sound panels will be installed at a later time.

๐ง Missing Thermostat in West Wing Basement
20251212: Plumber stated the thermostat in the bedroom controls both the bedroom and the rec room. The rec room is noicably colder than the bedroom. Plumber mentioned air pockets in the raidant heating pipes may contribute to the problem. Will wait until plumbing inspection to bug him about sorting out the air pockets.
Wanted to turn on the heat for this area but could not locate a thermostat. The one located in the bedroom appears to only control the temperature of that room only.
Ethernet Ports Needs Crimping
Brief glance it looks like the ethernet ports along the stairs (also the bottom of the stairs in the crawlspace closet) and the ones on the 2nd floor patios. those exterior ones also needs a cover like the ones used for the power outlets. A couple in closets (master bedroom and main floor). West wing rec room has a panel that will be used by the cable modem.

Rogers Coax Cable Run
20251120: Rogers rescheduled to Nov 23. They possibly saw that the landscaping was being done and posed a challenge for him run the cable. Ground is currently muddy due to rain.
Rogers doesn’t have fiber on the current street. Service Tech came today to partially setup the hydro pole with a coax cable. Followup service call Nov 20 will complete the run from across the street to the hydro pole. Have to decide how to run coax cable into the house.

20251115: took some moisture readings on the walls outside. There is a consistent reading of around 18 when below 2 feet from ground and immediately tapers off to 10 when above 2 feet. Have not check legal suite. will do that tomorrow

Today only stairway contractors were working on site. Will need to review front door cams for any other visitors who may have messed around with circuit breaker or pump.
The lowest point where the water accumulated appears to be along the walls of the west wing basement and under the stairs (might not be the case once we install a tile that’s missing from there)
According to them, the well was at or above the first step in the the ladder down in the well. I’m assuming the hardware currently in the well wont’ be damaged from being submerged. The pump appears to have caught up about an hour later. I was still doing some security camera changes and heard the pump alarm go on and off with approx 10 min breaks. Will need to have the plumber review the setup again. One possible guess is the secondary well that moves the water to the city storm drain is too shallow and water is being pushed back to the well where it triggers the alarm either due to the speed at which the water flows back or it hitting the floater making it go on/off. Another possibility is due to the floaters dangling from the unit and not being tied to a pole as shown on the pump instruction manual. This may be creating stress on the socket causing the switch to go on and off.
@todo get some moisture readings. Didn’t think of that earlier. Any readings now don’t have a baseline of reference.

20251212: Marking resolved as I have emailed Gurdeep and Jay about plumber’s concerns.
Plumber requires:
- Water filter hole to be drilled water filter unit to be present
- Faucet for spice kitchen, then he can install sink and faucet at same time
- For inspection
- Appliances to be installed (by a different contractor, he has advised Jay)
- Site to be cleaned up. Last week cleanup crew did some but painters have worked on site yesterday so some/most area has a white dust and painters tape and paper around the site
- Wet well needs pump installed.
- Drain pipes from roof/patio to be completed

20251214: Marking as resolved. Electrical panel B powers this pump. @todo add metered circuitbreaker to monitor when pump is powered. Because pump1 was jammed having power to the pump doesn’t mean things are working fine.
Yesterday painters and supertech (security cameras) showed up on site around 9am. By the time I was there around 11am the pump alarm was already going off without stop. I assumed that the floats were messed up and causing alarm to trigger but plumber clarified today that it was due to loss of power and the alarm being constant on was informing us of a problem. That night it rained and the well was accumulating. I manually removed some of the well water using a bucket at 4am until it broke and I gave up about an hour later. I believe I had only removed about half a feet worth of water.
Today, after calling various people, finally got a hold of High Watt Ltd (our high voltage tech) and used video chat to turn on the pump back on. The problem was a control panel located in the main floor bedroom being set to off. He and I agreed that the pump’s circuit breaker location makes no sense since the most logical one is located in laundry room.
Due to location of this circuit breaker. Installing a backup power may prove to be challenging. On the upside if I use a ecoflow delta to energize the circuit panel I wouldn’t have to move it up and down the stairs as I can have it tucked behind the main closet.
Alternatively I can drop a utility pump in the storm well. Not going to do that on the wet well though. That one will definitely be run off of backup power.
One observation today i see a constant flow of water coming from a small hole on the well. Plumber stated it was water around the property will run in there. I believe, because our neighbours that are on higher ground has houses that are not sunk in as deeply to the ground, all the water running from the higher ground is eventually hitting our well and we are extracting and pumping out more water than an average house.

Reposition Security Cameras
Currently the cameras along the side of the walls are too high to see the face of the person walking by. Because the cameras are 2.8mm it makes only a smaller area of the captured area have meaningful detail for facial recognition. If we relocate those cameras approximately 2 feet above average height it would improve the view angle for facial recognition at the cost of making the house look less “clean” in appearance.

20251217: The IT 100 is not compatible to the Neo series. the HS2032 has PC-Link pinouts but it appears to be for programming with proprietary communication. There hasn’t been any easy way to link to Home assistant. One solution is to replace the entire alarm system. There is a thread about making DSC Neo units work with Home Assistant. Until there’s a better solution will mark as closed.
20251215: Got around to opening the panel. It looks like the place I need to run the wires into is the same place where a bunch of existing wires are already jammed together. From a visual inspection it looks like the 3 smaller electrical boards are the interfaces for the alarm (legal suite, primary suite, west wing). Rather than jamming my existing cable into that terminal I’ll try to daisy chain from one of the existing interfaces and hope that the increased resistence doesn’t introduce communication problems.

20251212: Marking as resolved. Setting up a backup power requires taking into account of the other waste water well in the back and what’s involved with altering the electrical panels to run select circuits on backup or just go for an entire backup power like tesla powerwall.
20251105: Yesterday the pump was offline, it turns out when we heard the alarm constantly going off it was due to someone turning off the electrical panel in the main floor bedroom.
20251022: Appears to be the duplex model. one is on and other is off. The second one (according to plumber) is supposed to alternate between the 2 to serve as a backup. On one occasion when I was observing the pump alarm going on I saw both breakers on. Possibly need to investigate further if this is normal.

Likely need to drill through rock surface and get to the board on the back. The feature wall comprises of the rock on the surface that has a metal bracket holding the rock to the backboard. The backboard is secured to the wall.
Possible less perminant change would be to add wood bracket equal to the size of the exposed wall. Secure it to the single 2x4 that the outlets are secured to. install tv mount on wood bracket. Maybe add metal bar that can slip behind the rock close to where it is secured to the backboard. Look into lightweight tv mount and light weight tv.
@todo get vertical measurements to install a single column tv mount. choose a tv of smaller size that is lighter.

Not too far back to the wall (will hit the wood from the cabinate along the perimeter) nor too close to the sink (metal lip of the sink will be in the way).

20251024: Cement was poured (possibly yesterday according to neighbour). It looks like the cement was thick enough to be molded and filled to the top of the wood barrier. Will use a leveler to verify but from a visual inspection it does not look level.
20251013: Gurdeep assured us that it is level. My phone’s balance indicator on the camera shows it is not level. I assume the cement will be level by gravity unless they try to keep the cement pooled to one side.

Avoid Gluing Vanity Lights
Asked electricans to use command strips and the following vanity lights instead of the originally selected ones. The Rona one is under 2lb and the bulbs protrude from the wall without added weight of an arm and glass shade/reflectors. Future project to 3D print or origami some shades. Based on reviewing current townhouse bathroom vanity lights, the shade or reflectors are designed to bounce extra light upwards so they bounce back from the ceiling. Sales lady suggesting that the vanity lights with the glass cups aiming up or down is likely false. The glass cups should point up for optimal lighting.

Trying to avoid introducing a siginficant change. Most measures will only slow down intruders from gaining access with sledge hammer, crowbar, jaws of life.
Need allen key to remove current door handle if using a keypad door knob.

To prevent intruder from popping the hinge pins these door hinge have a tab preventing a door that sits snug to frame from sliding out.
@todo review current door hinges. if the holes line up from frame to door, we can simulate a protruding tab by removing one side of the screw and letting the other side’s screw invade into the the other plate. Possible problem would be if the screw holes are cone shaped. buy a smaller diameter screw?

20251213: Didn’t realize until cabinet installers placed the cabinets that someone had changed the layout the fireplace wasn’t supposed to be flanked by 2 thin cabinets. those 2 cabinets was supposed to be one regular cabinet opposite to the hidden door to create a properly aligned layout. It is probably too late to change this now. Just have to make sure cabinet installers don’t glue the counter top.
